When selling your house, the following is required:-

1. Property Inspection / Entomology Report
This process is the inspection of the property by a qualified, government registered inspector who determines whether the property is infested or clear of infestation of ECONOMICALLY VIABLE WOOD DESTROYING ORGANISMS (WOOD BORER) and or TERMITES. Without this the conveyancing process (transfer of the property) cannot be completed.

2. The Inspection Report
This document contains details of the property being inspected and if organisms are found, the details of the infestation (location and name of the organism). This document also gives recommendations as to the treatment required to eradicate the infestation.

3. Certificate
a. Clearance Certificate – This certificate is issued when no visible signs of active wood destroying organisms or termites were present at the time of inspection.
b. Treatment Certificate – This certificate is issued when wood destroying organisms or termites were present at the time of inspection and the recommended treatment has been completed.

DOCUMENTS REQUIRED WHEN SELLING A PROPERTY

  • An Inspection Report
  • A Clearance Certificate or a Treatment Certificate

Soil Poisoning is required when building a new structure or doing additions.
This is the process of poisoning the ground before a slab is cast.
This is a statutory requirement and needs to be completed by a qualified, government registered pest control operator.
A certificate is issued on completion and is required for building approval.

There are a wide variety of borer that could potentially infest a structure or item, namely:-

  • Longhorned Beetles
  • Italian Beetle – Old House Borer
  • Brown House Borer
  • Wharf Borer
  • Furniture Beetle
  •  Pine Bark Anobid
  • Powder Post Beetle
  • Cossonid Wood Borer
  • Shot Hole Borer
  • Jewel Beetles
  • Bark Beetle
  • Pin Hole Borer
  • Hide Skin Beetle
  • Cadelle Beetle
  • Various other organisms of lesser importance

If a Structure or wooden item is infested with any one of the above, then the following process would be required:

    1. The structure or item would need to be covered or enveloped in gas proof plastic sheeting
    2. Gas is the inserted into this for a period of 24 – 48hrs depending on the type of wood and borer found.
    3. This can only be undertaken by a qualified fumigator whom is a government registered pest control operator.

The two main Termites that are found mostly in the domestic environment are

Dry Wood Termite – As the name suggests, it is found in drywood and causes massive damage to wood in a structure – a fumigation is required to eradicate this infestation

Sub-Terrain Termite – as the name suggests, they live underground and are incredibly destructive, their nest could be 800m away from where the infestation manifests. The cavity spaces and area below the slab need to be chemically treated.
